  •  Yes, we are...in most units*


  • Pets are not permitted in all rentals. 
  • Check the listing for pet policy and restrictions.
  • Breed and weight restrictions may apply 
  • Pet Fee and pet rent vary between rentals
  • All pets must be pet screened during the application process.

  • A $65.00 application fee per person must be paid before processing the application. 
  • Anyone over the age of 18 must complete an application. 
  • In addition, you will be charged a $95 administration fee with your move-in documents. 
  • These fees are non-refundable.


  • A minimum of a one-year lease is required. 


  • Gross combined household income of 3x the monthly rental amount.
  • A maximum income limit under the KHRC is additionally required for Low Income Tax Credit Properties.


  • All applications are processed through AppFolio. 
  • Poor credit references may result in denial of residency. 
  • We are primarily considering the last two years' credit history.  


  • Six months to 1 year on the current job. 
  • Applicants must demonstrate the ability to meet the income requirements above. 
  • Employment verification requires the last 3 recent paycheck stubs with year-to-date.


  • Non-family references of former rentals must be verified for the past 3 years. 
  • Evictions and/or judgments within the past 5 years will result in denial.


  • Felony convictions within the last seven years may be grounds for denial.
  • Any criminal record activity that could be deemed harmful or threatening to the current health and safety of an individual, the rental property, the neighborhood, or the property of others may be grounds for denial.


  • Guarantors/co-signers will be accepted for no credit or no rental history. 
  • Guarantors/co-signers will not be accepted for bad credit. 
  • Gross combined income from co-signers must be 5x the monthly rental amount.
